Painting Services in Arcadia
Huff Painting Co. is a family-owned painting contractor based next door in Sierra Madre, a short drive from anywhere in Arcadia. We handle whole-house repaints inside and out on the stucco, Ranch, and Mediterranean homes common here, starting with crack repair and the right coating on stucco and full prep on wood trim and fascia. For commercial owners we paint offices, retail storefronts, restaurants, and apartment buildings, scheduled around your operating hours. Every job starts with a walkthrough and a written, itemized estimate listing the prep, the repairs, the number of coats, and the Sherwin-Williams or Dunn-Edwards products. We hold California license 451832 (C-33 Painting and Decorating) and have been painting in the San Gabriel Valley since 1980.

What to Know Before You Paint in Arcadia
Arcadia runs from mid-century ranch homes on flat lots to large newer custom homes, with condo and townhome communities and a lot of commercial frontage in between. Each one needs a different prep and product plan. This is how we approach the work we are called for most in the city.
Get a Free EstimateStucco and ranch homes
A lot of Arcadia is single-story stucco with wood fascia, eaves and trim, and the two materials fail in different ways. Stucco develops hairline cracks and turns chalky in the sun, so we wash it, patch the cracks, and prime the patches before two finish coats. The wood fascia and eaves are where paint peels first, especially where sprinklers hit, so that wood gets scraped, sanded, repaired where it has rotted, and primed wherever it is bare.
The east end of the valley runs hotter than Pasadena through the summer, and south and west facing walls take the most sun. We look at those walls closely on the walkthrough, and in the hottest months we start early and follow the shade around the house.
The full process, from pressure washing to the final walkthrough, is on our exterior painting page.
Larger and newer custom homes
Arcadia has many large two-story homes with tall stucco walls, stone or tile accents, and detailed trim around windows and entries. The work there is mostly about access and masking. Tall walls need taller ladders or scaffolding, which we plan into the estimate, and stone, windows, lighting and hardscape get covered before anything is sprayed or rolled.
On a house that size, color consistency across big wall areas matters as much as the color itself. We keep each wall a continuous pass so there are no visible lap lines, and we confirm colors on a sample area before the whole house is painted.
For a house that needs everything inside and out under one estimate, see our page on whole house painting.
HOA, condo and multi-unit painting
Arcadia has a lot of condo and townhome communities, and repainting one is a different job from a single house. The board usually needs one written scope it can compare against other bids, color approval before work starts, and a schedule that moves building by building so residents know when their unit is affected.
We give boards and property managers an itemized scope by building and surface, coordinate resident notice, and keep walkways and parking usable while we work.
How we sequence occupied buildings is on our apartment and multi-unit painting page.
Commercial painting in Arcadia
Commercial painting in Arcadia covers storefronts and offices along Huntington Drive, Baldwin Avenue, First Avenue and Live Oak Avenue, plus apartment buildings and other commercial property. Exteriors take the same afternoon sun as the houses, so coating choice matters as much as color.
For a business that cannot close, we schedule around open hours, which usually means early mornings, evenings, weekends, or one section of the building at a time.
Facades, signage areas and working around store hours are covered on our storefront painting page.
